The result underscores Shenzhen's position as one of China's most resilient property markets, driven by robust demand, policy tailwinds and a wave of high-quality new project launches.

New Home Sales Outperform

New home registrations in Shenzhen reached 3,529 units in July 2026, a jump of 32.7% year-on-year — significantly outpacing the overall market. The surge was powered by the launch of multiple premium "Good Housing" (好房子) projects, which achieved an average sell-through rate of approximately 70% upon opening. Secondary home transactions accounted for 4,795 units, up 3% year-on-year and representing roughly 58% of the city's total transaction volume.

Policy Support and Demand Drivers

Shenzhen's market resilience reflects a confluence of supportive factors. First, the city's relatively open purchase policies — including relaxed home-buying eligibility — continue to attract both local upgraders and inter-city migrants. Second, new project launches in the Guangming, Longhua and Nanshan districts have been well received, offering a mix of urban renewal units and newly planned communities that appeal to quality-conscious buyers. Third, falling mortgage rates — stock mortgage rates were cut by 50 basis points in July — have lowered financing costs and supported affordability.
