Zhangjiang-Tangzhen Corridor in Focus
The Tangzhen plot was acquired by a joint venture between China Merchants Shekou (招商蛇口) and CTS Land (港中旅). Located in Pudong New District, the site sits adjacent to the Zhangjiang Integrated Circuit Industrial Park, one of China's largest technology clusters housing thousands of semiconductor and biotech companies.
A nearby Zhangjiang plot similarly saw 27% premiums in the same auction. Together, these transactions signal strong institutional conviction in the Pudong technology corridor's residential market.
Industry-Driven Demand
The 'industry population' concept has become a defining theme in Shanghai's property market. As Zhangjiang attracts high-salary engineers and researchers, housing demand in surrounding residential zones has surged.
'Zhangjiang generates some of Shanghai's highest average incomes,' noted one housing economist. 'When your buyer pool earns 40% above city average, price sensitivity drops significantly.'

The 28% premium remains within rational bounds given projected selling prices of 80,000-100,000 yuan per square meter for the completed units.
