Key Transactions
Among the highlights, a Tangzhen plot in Pudong New District was won by a joint venture between China Merchants Shekou and CTS Land for 1.58 billion yuan, while a Zhangjiang plot commanded 27% premiums. The North Bund area of Hongkou District saw a plot sold at base price, reflecting the variance in market sentiment across Shanghai's different zones.
Other successful bidders included Qingshan Industrial, China Merchants Shekou, CR Land, and Greentown China.
Zhangjiang-Tangzhen Corridor Heats Up
The Zhangjiang and Tangzhen areas in Pudong emerged as the most contested zones, driven by proximity to technology hubs and the Zhangjiang Integrated Circuit Industrial Park. These "industry population" districts have seen accelerating demand as tech workers seek quality housing near their workplaces.
"The concentration of high-income workers in Zhangjiang creates reliable demand fundamentals," noted one institutional analyst. "Developers are pricing in long-term appreciation potential."

The auction results underscore Shanghai's enduring appeal to institutional developers. While sentiment remains cautious compared to the 2021-2022 peak, selective competition for high-quality sites persists.
