Fitch Upgrades Vanke's Credit Rating to 'CC' After Bond Restructuring Progress

Fitch Ratings has upgraded Vanke Group's long-term foreign and local currency issuer default ratings from "RD" (Restricted Default) to "CC", reflecting the company's improved credit profile following a series of completed bond restructurings.

Rating Details

Fitch simultaneously affirmed the long-term issuer default rating of Vanke's wholly-owned subsidiary Vanke Property (Hong Kong) at "CC", and confirmed the senior unsecured rating and outstanding senior notes rating at "C". The recovery rating was revised downward from "RR5" to "RR6".

The upgrade signals that while Vanke has successfully negotiated repayment terms with creditors on multiple bonds, its financial position remains fragile and highly dependent on continued stakeholder support.

Liquidity Pressures Persist

Fitch expects Vanke's short-term liquidity to remain tight. As of end-March 2026, the company held 55 billion yuan in cash against 168 billion yuan of debt maturing within one year, creating a substantial funding gap.

Between December 2026 and November 2027, approximately 20 billion yuan of capital market debt will come due. Fitch noted that because Vanke has relied on shareholder loans to fund part of its restructured bond repayments, much of its cash balance may be restricted and unavailable for general debt servicing.

Market Context

The rating action comes amid a broader stabilization of China's property sector, with policy support measures and improving sales data for top developers. However, analysts caution that Vanke's turnaround remains a multi-year process requiring continued asset disposals and operational improvements.
