China Overseas Land & Investment (COLI), the Hong Kong-listed flagship property arm of state-owned China State Construction Engineering, reported contracted sales of 22.073 billion yuan for the first seven months of 2026, up 18.4% year-on-year, according to an August 6 exchange filing. Contracted sales area over the same period reached 1.895 million square meters, a gain of 14.1% from the prior-year period.
July in Isolation: 2.936 Billion Yuan, +44.0% YoY
July 2026 was the strongest month in the year-to-date relative to year-ago comparisons. COLI sold 2.936 billion yuan worth of properties in July alone — a 44.0% increase from the same month in 2025 — across 247,900 square meters, a 31.4% rise in area terms. The outperformance reflects the company's strategic focus on tier-1 and strong tier-2 cities, where demand for high-quality residential product has proven more resilient amid the broader market correction.
COLI as a Market Barometer
As one of China's largest and most financially disciplined developers, COLI is closely watched as a proxy for the health of the premium residential segment. Unlike highly leveraged private developers that have struggled with refinancing, COLI benefits from strong state backing and access to bank credit at favorable rates. Its ability to grow contracted sales while the overall market remains in contraction signals a market share consolidation dynamic — buyers are gravitating toward developers with cleaner balance sheets and reliable delivery track records.
Land Acquisition and Pipeline
The company also disclosed land acquisition activity in the August 6 filing, adding new plots in key metropolitan areas during the January–July period. The company's land bank remains concentrated in Beijing, Shanghai, Guangzhou, Shenzhen, and Hangzhou — cities where government land sales revenues have remained relatively more stable and where demand-supply dynamics favor developers with established brand recognition. In August 2026, COLI notably won a prime residential plot adjacent to Guangzhou Taikoo Li, underscoring its commitment to premium urban locations.
