China Merchants Shekou (招商蛇口), the flagship property development arm of state-owned China Merchants Bank, has successfully acquired a prime residential land plot in Dongguan's Songshanhu (松山湖) technology hub for 2.34 billion yuan ($323 million), following a竞价过程 that saw the company outcompete several major national and regional developers over 34 rounds of bidding.

The acquisition, confirmed on July 30, 2026, was completed at a premium of 4.4 percent above the reserve price, translating to a floor price of approximately 18,800 yuan per square metre across the site's planned gross floor area of roughly 124,600 square metres. The site is strategically located in close proximity to Dongguan Metro Line 1, providing residents with direct connectivity to the broader Guangdong-Hong Kong-Macao Greater Bay Area transit network.

Songshanhu: A Technology and Lifestyle Magnet

Songshanhu has emerged as one of the most desirable addresses in the Guangdong-Hong Kong-Macao Greater Bay Area, driven by its concentration of advanced technology manufacturing, research institutions, and high-value talent employment. The neighbourhood is home to major campuses and innovation hubs that have attracted a growing population of high-income professionals seeking premium housing in a relatively more affordable alternative to Shenzhen's core districts.

The proximity to Metro Line 1 further enhances the site's investment thesis, reducing the historical friction between Songshanhu's residential clusters and the wider Bay Area labour market. Developers and analysts have noted that metro-connected Songshanhu residential projects have consistently commanded pricing premiums over non-connected counterparts in the same district.
