China's Loan Prime Rate (LPR) remained unchanged in July 2026, with the one-year LPR holding at 3.0% and the five-year and above LPR steady at 3.5%, the People's Bank of China (PBOC) announced on July 20. Both tenors have now been at their historic lows for multiple consecutive months, signalling a cautious stance as policymakers balance growth support with financial-stability concerns.

Why No Cut This Month

Market consensus had anticipated a hold. Analysts at Dongfang Jincheng noted two immediate reasons: the seven-day reverse repo rate — the policy rate that anchors LPR pricing — was unchanged from the prior month, and the pricing basis for July's LPR had not shifted materially. With consumer inflation running at a tame CPI +1.0% year-on-year in June, the PBOC has room to cut but appears unwilling to signal urgency given lingering property-sector risks and the need to preserve yuan stability.

Mortgage Rate Impact

The five-year LPR is the benchmark for most new residential mortgages in China. At 3.5%, it is the lowest on record, providing meaningful relief for new homebuyers. Existing mortgage holders who have migrated to the new pricing mechanism also benefit from the sustained low-rate environment, though the pace of refinancing has moderated as most eligible borrowers have already switched.

What Comes Next

Analysts widely expect at least one further LPR cut in H2 2026, likely timed to coincide with further PBOC rate reductions or a meaningful deterioration in growth data. The government's full-year GDP growth target of "around 5%" sits in view, with H1 coming in at 4.7% — giving policymakers room to act but not urgency to rush.

Currency considerations add a layer of complexity: the yuan has held firm in the 6.77–6.79 band against the US dollar through July, limiting the scope for aggressive easing that might weaken the exchange rate.
